Montagu is a compact 2 storey brick residence suitable for Sims with a young family, or for a retired couple with visiting grandies. It features wide plank, pine flooring in the living space, tiles in the wet areas and low pile carpeting in the bedrooms.
The layout comprises entry porch, vestibule, 2 living areas, kitchen, dining and bathroom with laundry facilities on the ground floor. There is a fireplace in both livingrooms and a telephone nook under the stairs.
Upstairs consists of the main, double bedroom and a twin bunk single room, both with ensuite baths.
A simple outdoor meal area is located at the rear of the house and comprises picnic table and bench seating and a wood-fired BBQ A small playground with swing and water slide is situated on grass in close proximity. The garage is drive-through to allow access in and out for the small launch, which 'lives' on the apron at the rear of the building. Both motor vehicle and boat/trailer combo are included in the real estate price.
Except for the yellow flowering rhododendrons which are the feature plantings, the grounds are laid to lawn.
Montagu was built on and for the 30x40 lot at 272 Windsor Drive, Bridgeport. Any flat lot of suitable size with work for Montagu.

Montagu is a marcorse original work. It is base game compatible, but - for this to happen - you must have a fully patched game. You may not re-upload it anywhere, use it as a template to build a lot for upload or claim it as your own work - however, you may do anything you like with it, within your own game LOL.
I have all EPs/SPs [up to and including Into the Future] installed on my base-game; my game is fully patched and I have run TSR's Rigfix on all files in this build.
If a custom content item requires a specific EP/SP - and you don't have that Expansion/SP installed - the object will be replaced with a similar game default item.
Such instances will not affect installation and play for Montagu .
