Theta Beta Phi is an all-new Fraternity for those boy Sim's of yours that love to be social and just wanna hang out with the guys and live a different type of lifestyle. If your boy Sims are dying to join a Fraternity, choose Theta Beta Phi. :)
This nice Frat House has four bedrooms total, as well as two bathrooms. There's also a nice pool surrounging the exterior of the house, and a bonfire pit for those Sims to throw the perfect bonfire party! You'll find a laundry area, open concept with living room and kitchen/dining, 2 small study rooms, and a game room on the third floor.
It's my first try at a Fraternity, so I hope you like it.

Note: I started out making this house in Lunar Lakes, since you can't save the game while editing Sims University... I figured I'd move it to the University world once it was finished, so when I placed the lot I had to have it on a Residential lot to start out. Then once it was placed I was able to change it to a Community lot/Fraternity where it is now located. :)
