Curtains – Contemporary Curtains by Dave from Lucky Palms.
BahHaus windows and garage door: I mostly used CC for doors and windows, the set is not used that much. You may probably survive without. The garage door needs a replacement.

EA Store items NOT needed:
Some plants from Monte Vista: just put something else there with the cheat "moveobjects on", or without if you can.
Flower arrangement in the Spa: You can just use the colors from something else to recolor a flower in your inventory.

This house is now close to what my comp can handle. I have a new Dell from this summer with 8 mb ram and windows 7, 64 bits. Graphics card Radeon hd7870 . Playing one sim in this house with some friends over is no problem.

This is a complicated structure, I don't recommend you play around with constrainfloorelevation on this house unless you know what you're doing ... or have a copy in your bin.
