Poynter Manor is a 3 storey, solid brick residence with a tile roof.
In a complete role reversal for me . . . in response to numerous requests over a period of time, it's interior is completely unfurnished. although all three floors are divided into room spaces, doors and stairways are installed and there is a fireplace on each level.
Ground level is open plan, with a fireplace, but.no interior walls . . . and perfect for a relaxed living space.
Upstairs, there is ample space for at least 5 bedrooms [with ensuite bath]. plus a nursery, gym, office, home theatre . . . or any other combination you feel necessary.
There are two sun terraces on the upper levels
Other buildings include two double garages [one at either end of the semi-circular driveway[, a change room/bathroom for pool users - and a rotunda. The rotunda is an outdoor entertaining unit of itself . . it has bbq facilities, meal seating, cushioned sofas, a dance floor and a jukebox to provide the music.
The pool is huge . . with diving boards. two crossover walkways and an inpool bar. The pool deck is also a large area - with plenty of loungers and swing seats for sunny day relaxation and a fire pit for cooler evenings.
A fenced play area for younger Sims runs along one side of the pool deck and contains a tree house, seesaw, sand pit and trampoline to cater for a wide age range. At the other side of the deck is a practice range for the keen golfers in the group..
The grounds are fully landscaped with pebble paving and plantings of silver birch trees and hydrangeas.
Poynter Manor was built on a specially installed 64x64 lot on the seaward side of Summer Hill Court. Sunset Valley. I removed the existing 60x60 lot first. With careful placement you will have a flat 64x64 lot . . but, just in case, I have taken care to keep 1 tile inside the boundary to avoid uneven fencelines. You may find easier locations in other neighbourhoods.

Poynter Manor is a marcorse original work.
I have all EPs/SPs [up to and including Into the Future] installed on my base-game; my game is fully patched and I have run TSR's Rigfix for Pets on all files in this build, therefore it contains nothing to cause problems.
It is base game compatible, but if you wish it to appear as I have presented it here, you must have the last patch installed. That patch ensures, that even if you don't have the EPs and SPs that I have installed, you WILL have access to any items that need them in order to be functional and visible.
If you don't have the patch [or the EP/SPs], then the game will replace 'missing' items with default ones . . .with mixed success sometimes. Such 'missing' items will not affect install or play for Poynter Manor
You may not re-upload this lot anywhere, use it as a template to build a lot for upload or claim it as your own work - however, you may do anything you like with it, within your own game LOL.
